Description

The proposed development comprises the construction Commercial/Retail space and a total of 14 residential units. The residential carparking occupies the whole of the Level 1 Basement area, and the Commercial/Retail and Residential Visitor cars occupy half of Level 2. The Commercial/Retail occupies the second level (2) with its roof a podium on to which sits the residential Units. The top most floor is occupied by two penthouse style units that are generously setback with large roof terrace outdoor areas.

The façades are generously articulated with more weight given to the Commercial/retail area at the streetscape level, with the bulk of the residential units set well back from the street boundary. Casual surveillance though is encouraged by the podium overlooking the ROC’s and the street. The shopping/office area is open, all on one level, with immediate physical and visual connection to the street and parking, and with the raised feature awning, makes a strong contemporary statement advertising the building to passing pedestrian and potential customers.

Water glimpses and regional views should be readily available from the third level of the proposal and above and all Living areas are orientated to the North to make best use of the available views and natural light.
